The first notice is a courtesy notice, and no fine is assessed. This is just a friendly reminder to correct the violation and the property owner is given 12 days to correct. If the violation is corrected within 12 days, the violation will be closed in the homeowner’s records.
If the violation has not been corrected (cured), a second violation notice is issued to the property owner. This notice indicates a fine will be assessed if the violation is not corrected within 12 days.
If the violation is still not corrected, a third violation notice is issued with a $25.00 fine and a certified mail fee charged to the resident’s account.
Each subsequent notice in the same violation category is issued with a fine and certified mail fee.
The process described above gives the property owner the benefit of the doubt by sending two notices without fines prior to assessing a fine and providing a minimum of 24 days to correct before receiving a fine.
